Stage your home during home-selling season

Spring marks the beginning of the busiest home-selling and home-buying season. Kevin McClave, Sales Division Manager, Henderson Properties, stopped by WBTV News Saturday Morning to share tips to spruce up and stage your home if you’re looking to sell.

5 Step checklist before you list:
1.     De-clutter
2.     Enhance your exterior curb appeal
3.     Staging interior of your home
4.     Remember, it's not about you anymore.
5.     Determine your selling price
Cheap things to do to prepare your home to list:
Replace switch plates and outlet covers
Have lawn professionally maintained
Light paint touch ups
Buy a new welcome mat for your home's main entry and add a fresh coat of paint to the door.  Clean off any cob webs and make the entry as appealing as possible
Rent a carpet cleaner from a home improvement store/grocery store and clean heavy traffic areas. This helps with stains and also can neutralize odors that you may be used to
Replace your shower curtain liners and add fresh caulk to your bath/shower
Add a few evergreens to your yard for privacy
Top 3 things to do for best ROI:
1.     Updated/remodeled kitchens and baths (master bath) with neutral colors
2.     A full interior and exterior paint job.
3.     Outdoor living space. (Outdoor living and entertainment space is a big request we receive when asking buyers what they are looking for in a home)
Top 5 turnoffs to home buyers as they are looking at possible home to purchase:
1.     Dirty dishes in the sink.
2.     Pet and/or smoke odors.
3.     Garages that are now play rooms
4.     Dirty toilet seat.
5.     Outrageous paint colors
